Our inventories are jargon free and easy to understand. They have high written detail with digital photography as standard. Smoke alarms and carbon monoxide alarms are button tested during the inventory.
The inventory lists all contents along with condition in order that the property is returned in the same condition at the end of tenancy.
Our check-in service meets the new tenants at the property. The inventory is then used as a reference as the tenants are walked through the property and shown any dilapidations detailed in the report.
Meter reading and keys handed to tenants are also detailed and photographed at check-in.
The tenants are then asked to sign a check-in declaration that confirms the inventory is a fair representation of the property.
Mid Term Inspections
The mid term or interim report provides a periodic inspection on the condition of the property during tenancy.
We report back on how the property is being cared for and will detail any maintenance issues.
At the end of tenancy, we will return and report any differences from the original inventory, fair wear and tear is taken into account during the inspection.
This is where a concise inventory helps to generate a accurate check out report.
Meter readings and returned keys are documented in this report.
If there is a dispute at the end of tenancy, our independent and impartial check out reports will provide written and photographic evidence if the dispute goes to adjudication.
